In a turn of events surprising to few, the 2022 Austin real estate market is heating up yet again with more broken records and all-time highs. This January, the median sales price in the greater Austin area rose to $476,000 – the highest ever for that month and a more than 30% increase from the previous year.
These numbers varied some between the city and surrounding areas, but most counties in January saw significant year over year increases, and many grew considerably even from December of 2021. Last month was also the second-most active January on record in Austin.
City of Austin
In January, the median home price in the City of Austin rose to $555,000 – also a new record for the month, and a 20.9% year over year increase.
Travis County
Year over year, the median sales price grew 23.8% to $530,000. That number is down a fair amount from $545,000 in December 2021.
Williamson County
In January, median sales price in Williamson County climbed to $460,000, up slightly from $450,000 in December and a 42.2% increase from the previous year.
Hays County
Hays saw a 30.1% year over year increase with a median sales price of $389,000, down from $395,070 in December.
Bastrop County
In Bastrop, median sales prices soared to $398,000, a whopping 50.2% year over year increase and a significant rise from $385,000 in December.
Caldwell County
The median sales price in Caldwell hit $315,000, a 31.3% increase from 2021 and a significant raise from $294,850 in December.
